​If you are selling your home you will, no doubt, want the sale to go as smoothly as possible.  This can involve a lot of work if you want to get the right price for your property.  Having a pre-listing home inspection is one of the ways you can ensure a smooth sale, but what are some ways you can help your home inspector to be able to perform a thorough inspection?  Here are a few suggestions?
 
Your home inspector will need to access areas that are probably not used very often or are used for storage, such as the attic space and basement.  Make sure these areas have a clear path and are free of clutter.
 
Although this may not seem like a big deal, light bulbs that no longer work and carbon monoxide detectors that need new batteries are among the small details that could actually alter a home inspection report.  Check these before the home inspector arrives.
 
For many of us, our pets are most beloved members of the family, however, they very often prevent the home inspector from performing a thorough inspection.  On the day of inspection, it is best if pets are kept away from the home or are in a safe and secure area.
 
While its very likely you have a long list of repair work to do on the property in order to sell it, if possible, try to have these done before the inspection.  Also, any trees or shrubs close to the house should be trimmed beforehand.

The Importance Of Proper Bathroom Ventilation

​Bathrooms, as we know, are warm, humid environments.  Because of this, it is important that they have a good system of ventilation which is designed to extract moisture and even odors out of the home.   This usually takes the form of a fan in the ceiling connected to a duct that comes out of the homes exterior.  There are a few reasons why this type of fan will not work effectively. 
 
One reason is that the duct connecting to the fan does not actually reach to the outside of the house, instead it might only be ventilated into the attic space.  While you may feel that this doesn’t affect the bathroom it can cause problems in the attic, creating an environment which will cause decaying of materials and mold.
 
Another reason a bathroom exhaust fan will stop working properly is if it becomes clogged with dirt and dust.  This is a problem easily fixed with safe and proper cleaning.
 
If you notice things like excessive moisture on the walls of your bathroom, metal fixtures starting to corrode, peeling or bubbling paint on the walls or high levels of humidity, these might be a sign that the ventilation system is not working.  Please feel free to contact us for your home inspection needs.
