WHY HIRE US AS YOUR HOME INSPECTOR?Anyone with a flashlight and a truck can be a home inspector. We are InterNACHI Certified Professional Home Inspectors. As InterNACHI Home inspectors, we:
Our full home inspection is an evaluation of the visible and accessible interior and exterior structure, systems and components. Your home inspection report will include our findings of any material defects we discover in an easy-to-read format. We will also provide our recommendations for monitoring, repair or replacement. And our job isn't finished until you understand everything in your home inspection report! For the Home Buyer A home is probably the largest purchase you will ever make, so it is important to understand the condition of your investment. We will provide a non-invasive examination of the home's accessible structure, systems and components. While a home inspection in not a prediction of future conditions and cannot reveal every concern that exists (or ever could exist), it will significantly reduce your anxiety by arming you with knowledge you need to make an informed home-buying decision. We use state-of-the-art computer software to generate clear, concise and easy to read home inspection reports with plenty of pictures. Over 400 total components, as applicable to the property, are included. Your full home inspection report will be easy to read and you will receive it from us within 24 hours. Our home inspections are performed according to a higher standard. You can be confident in your buying decision! For the Home Seller Are you selling your home? Let us inspect it before you even list it. A Move-In Certified™ seller home inspection can help you close the sale! Move-In Certified™ homes have been pre-inspected by InterNACHI certified home inspectors and the sellers confirm that there are no major systems in need of immediate repair or replacement and no known safety hazards. With a seller home inspection you are alerted to any immediate safety issues, defects or problems discovered before other agents and potential buyers tour the home, and any issues or repairs can be resolved ahead of time, without rushing, which will help the home show better. Move-In Certified™ yard signs attract potential buyers and the home inspection report can be used as a marketing tool to help sell the home. The seller can assist the home inspector during the home inspection, something that is not normally done during the buyer's home inspection. Deals are far less likely to fall apart the way they sometimes do when a buyer's home inspection unexpectedly reveals problems at the last minute. A Move-In Certified™ seller home inspection reduces the need for negotiations and 11th-hour renegotiations and may even encourage a buyer to waive his own home inspection contingency. Show prospective buyers that you are dealing in good faith and justify your full asking price by having your home pre-inspected now! For the Real Estate Professional Your reputation is your most valuable asset. Your clients rely on you to guide them through a complicated and sometimes stressful process. Demonstrate to your clients that their trust in you is justified by referring them to us. Our experience, training and professionalism will deliver the information your clients need. Yes! Rocky Mountain Property Inspections is committed to not only providing you with the absolute best inspection services but the best overall value as well. You get way more than just an inspection! Click here for more details. HOW LONG DOES A HOME INSPECTION TAKE? The length of time it takes to properly inspect a home depends on many factors including size, age and overall condition of the home. Most homes we inspect take on average between 3 and 5 hours to complete. Foreclosed properties, "handyman specials", large older homes and unique properties could possibly take longer to properly inspect. ARE YOU INSURED? Absolutely! Rocky Mountain Property Inspections, LLC is fully insured to cover potential situations where financial loss occurs as a direct result of damage, error or omission during the course of the home inspection. DO I NEED TO BE AT THE INSPECTION? While it is not required that you attend the inspection, it can be a tremendous benefit to your overall understanding of the property condition and report if you choose to be there. Some home buyers choose to attend only toward the end of the inspection and this allows us to give a verbal summary of the notable items we found and allows you the opportunity to ask questions while at the property. Either way, your written report will include detailed narratives and plenty of photographs to arm you with the information you will need to make an informed buying decision. WHEN WILL I GET MY REPORT? It is our goal to deliver your completed report within 24 hours (48 hours for commercial property inspections) from the time we finish your inspection. In many cases your report will be available the same day depending on our schedule. I'M CONCERNED ABOUT RADON, DO YOU OFFER TESTING? Yes! We offer state-of-the-art radon testing. Radon is a radioactive gas that is a by-product from the decay of naturally occurring uranium deposits in certain underlying rock formations. The EPA has designated radon as a cancer producing agent and corrective action is recommended when radon levels exceed 4 pCi/L in indoor air. Many homes in Colorado have radon levels above this level. According to EPA estimates, radon is the #1 cause of lung cancer among non-smokers. Overall radon is the second leading cause of lung cancer. We believe getting a radon test is very important! Because radon levels may vary with the seasons, barometric pressure and other factors, it is recommended that additional testing be conducted once you occupy the house. Radon levels will usually be highest in the winter when the heat is on, the house is closed up and the ground is frozen. SHOULD I HAVE A BRAND NEW HOUSE INSPECTED? Yes! New homes have different issues than existing homes. Even though your home is new that doesn't mean the builder did everything 100% correct. It is very easy for a builder to miss something with today's fast paced construction schedules. Most new homes come with a 1 year builders warranty. You should have the home inspected prior to the end of any warranty and it is recommended that you also have the home inspected prior to closing as it may be a lot easier to get a builder to make any corrections prior to purchase. TELL ME MORE ABOUT WATER TESTING AND FLOW TESTING Does the home your considering have its own private well? If the answer is yes then you should consider having the water tested for common physical, chemical and bacterial contaminants and properties such as coliform, pathogenic bacteria, turbidity, sulfates, hardness and pH, just to name a few. In addition to water testing we also offer One Hour Flow Testing for homes with wells. A One Hour Flow Test is not a true well yield test, recovery test, or draw-down test. Most occupants do not care what the underground well itself is capable of producing; they only care what the entire private well system produces at the fixtures. A One Hour Flow Test will show what the entire private well system produces at a fixture on the day of the inspection. |
"In todays world it is great to do business with a firm as professional as Rocky Mtn. Property Inspections. They were on time, prepared, thorough and timely with the report. I was present during the inspection and the inspector took the time to explain everything he found and answered all my questions. Thanks Kipp is was a pleasure working with you".
- Bob B. "In all my years of buying and selling homes, I have not found anyone like Jeremy. His attention to detail and work ethic is above others. I used Jeremy for a recent purchase of our vacation home in the mountains. Jeremy gave us a detailed walkthrough and provided us with a detailed report with pictures. His report assisted us in getting items fixed prior to our sale. On some past home inspections I would live in the home and fine items that other inspectors missed. I have not found anything that was not on Jeremy's report. I will use Jeremy again. You won't be disappointed with Jeremy".
- Gary H. "Inspector was thorough and diligent, completely touched on everything with the condo, I will definitely use again"!!
- Darrell C. "I am a Realtor in Summit County and I always have Kipp on my short list of inspectors to give to Buyers. He is thorough and knowledgeable without being picky or alarming".
- B.A. "Meticulous, Honest, Professional and Kind would be a few of the words I would use to describe Rocky Mountain Property Inspections! Top- notch customer service, meticulous attention to detail, and the eagerness to share their knowledge made me feel confident and comfortable in making educated decisions. Their passion for making the customer experience their top priority makes them the very best! I know it sound cliché, but the bottom line is their work ethic, knowledge, honesty and integrity are second to none. What more can you ask for in a home inspector? Rocky Mountain Property Inspections make the decision easy - they are simply the best".
